Site Selection

With a specialization in the North American market (including the United States, Mexico and Canada) TerraLogis can help you find success - wherever the market takes you.

We provide our clients with a holistic approach to corporate location, spanning locational factors, real estate, labor and operational considerations.

Our services also span a range of options in scale - from first feasibility studies of a potential market entry to comprehensive location studies and incentive negotiations together with our selected partners.

Why Site Selection?

In order to improve efficiency and ensure long-term success, it is important to take into consideration the:

  • More than 3,000 counties in the United States:

  • Varying cost of doing business (taxes, regulations, permits, etc.)

  • Inconsistent standards of education & training (content, structure, support availability)

  • Different actors (federal, state, regional, local)

  • Regional clusters

  • Publicly vs. privately-owned real estate options

  • Incentive negotiations and eligibility

Process of Site Selection

01

Assessment of Needs

Together with the client, we develop a holistic understanding of your mission and product and establish the resulting key parameters that will guide your site selection.

02

Request for Information (RFI)

We prepare a tailored, anonymous tender document to be distributed in the geographic target area devised with the client; using a proprietary digital platform, responses are collected. The analysis focuses on providing the client with the widest possible range of viable options, which includes:

  • Existing & Greenfield Locations

  • Benchmarking Locations for Planning Purposes

  • Identification of Shortlist Locations

  • Site Quality Assessments

  • Recommendation for Site Due Diligence

03

Long & Shortlist

After an in-depth data analysis, we first prepare a longlist (approximately 20 targets). This long list is then shortened to a list of key candidates following a “Pitch-Week” in the United States. Key criteria include:

  • Suitability of Real Estate

  • Labor Market and Cost Studies

  • Labor Compliance Studies and Broader Market Considerations

  • Logistical factors (e.g. commuting pattern analysis)

04

Site Visits & Negotiations

Site visits to short-listed communities, which are organized & accompanied by TerraLogis and the project team. Key areas of interest include:

  • Due Diligence Analysis of Potential Locations

  • Sites, Buildings & Infrastructure/Utilities Review

  • Human Resource Analysis (Labor Costs & Programs)

  • Incentive Modelling & Negotiation

  • Incentive Compliance

  • Project Implementation

05

Final Decision

The analysts match the statistical data with the data collected on-site to prepare a holistic site matrix that will guide you to your decision.
